How does Section 24 affect landlords?

Mortgage interest is no longer deductible from rental income. Landlords pay tax on gross rental profit and receive a 20% basic-rate credit on finance costs. Higher-rate taxpayers are most affected.

Capital gains on residential property disposals must be reported to HMRC within 60 days of completion. This is separate from Self Assessment and carries penalties if missed.

SPV structures allow full mortgage interest deduction against corporation tax. However, transferring existing properties triggers SDLT and CGT. New purchases by higher-rate taxpayers often benefit from company ownership.

Allowable expenses include repairs, letting agent fees, insurance, legal costs, accountancy fees and Replacement of Domestic Items Relief. Improvements that enhance the property are capital expenditure, not revenue deductions.

From April 2026, landlords with property income over £50,000 must keep digital records and submit quarterly updates to HMRC. The threshold drops to £30,000 from April 2027.
